Momentum & Leverage

Every component of a Harcourts Auction is intentionally crafted to create momentum and leverage around a given property.  By having the word “auction” associated with the home, in tandem with a “bidding to start” price, we generate a significant amount of traffic and interest on a home within the first 2 weeks. After creating a frenzy of interest around the home, as well as advertising an impending date upon which the home WILL sell, we generate on average 5-7 offers within the first few weeks of being listed.  Once we have offers in hand, we are able to leverage these buyers against one another to drive the price as high as possible.

30 Day Campaign

We sign 90-day listing agreements, as opposed to the 6-month industry standard, for one reason. We don’t need more time. Within our process, there are 4 weeks from the day we take a home live on the market to the time the home is auctioned. Our properties can sell anytime: prior to the auction, on auction day, or even in the 2 weeks following auction day. Generally, most of the properties we list with Harcourts Auctions either sell on or before the auction day, meaning escrow is opening within the first 30 days of being on the market.

Accurate Market Feedback & Data

Our goal is to empower our clients to make educated decisions about their real estate, however; it is difficult to make educated decisions when one lacks fact and data. Our active approach to listing real estate lies in the details of our market analysis & feedback during the time in which a home is listed. When a client lists with us, they are receiving a full activity report every week that we are on the market.  On a weekly basis, they will know exactly how many people called, texted, or emailed about their home, how many online views it’s received, how many people came to see the home, what their feedback was about it, market changes in their area, offer summaries, and so on.

Full Transparency

A Harcourts Auction is more transparent for both the seller & the buyer.  Within our process, all seller disclosures & inspections are done prior to going on the market.  This allows buyers to have full transparency as to the condition of the home and write their offer accordingly.  This also allows for us to negotiate out most contingencies and create a much greater assurance that the escrow we are entering into will close. Additionally, this transparency allows us the ability to procure a higher sales price in the auction room.  In a traditional “highest and best” negotiation, buyers rarely know where their competition lies.  In Harcourts Auction rooms, buyers can see where other bids are coming in live.  They are given the freedom to bridge a gap in price they may not have bridged if they were in a multiple-counter offer situation and did not know where their competition stood.

Common Misconceptions Section

1. Distress
Harcourts Luxury Auctions do not touch distressed properties. This method of sale is simply a marketing approach.
2. Seller Forced to Sell
The seller will always remain in full control of what offer they choose to take for their home. Even on auction day, they are not obligated to sell their home.
3. Buyer’s Premium
a. Most other auction houses charge an additional 8-17% fee to the buyer to purchase home through the auction. This means any buyer who is offering on a home will in all likelihood deduct that premium from the price they are willing to pay for the home, because they’re going to have to cover both.
b. Our auction fee is covered within the listing agent commission.
