Active vs. Passive Listing Approach
An active approach to listing homes as a realtor involves proactive marketing strategies such as targeted online advertising, direct outreach to potential buyers/agents that commonly sell that area, tracking inquiries and doing heavy follow up to leave no stone unturned, and more; all of which can generate more interest, competition, and seller leverage. In contrast, a passive listing approach—simply putting the home on the MLS and waiting for inquiries & interest to appear.

A home’s list price is the single most impactful piece of marketing for the offering. In any set of market conditions, pricing correctly from the beginning of a sales campaign is imperative to maintaining momentum & leverage –two necessities for capturing the most the market can bear.

90 Day Success timeline
It is typical for agents to ask their clients for a 6-12 month exclusive listing contract to sell their home. We almost never sign listing agreements longer than 90 days, simply because our sales strategy doesn’t need more time. If an agent needs to have a home on the market for 9 months to find results, something is wrong.
